Site work (sometimes called site development or site preparation) is the set of construction activities that make land ready for building and infrastructure. It happens after land clearing and before vertical construction (the building itself)

Planning and Preperation

Before any physical work begins:

  • Review site plans and engineering drawings

  • Conduct soil testing (to understand strength and drainage)

  • Establish construction sequencing

  • Identify environmental and safety requirements

This ensures the site can safely support what will be built.

Surveying and Layout

The site is precisely measured and marked:

  • Property boundaries are confirmed

  • Building locations and elevations are staked

  • Utility paths and roadways are marked

Accuracy here prevents costly mistakes later.

Utility Installation

Underground systems are installed before building:

  • Water and sewer lines

  • Storm drainage systems

  • Electrical, gas, and communications conduits

These are tested and inspected before being covered.

Roadways, Curbs, and Pavement

Access and circulation are built:

  • Sub-base preparation

  • Curbs, sidewalks, and paving

  • Parking areas and driveways

These features must meet local standards.

Final Grading and Inspection

To complete site work:

  • Final surface shaping

  • Soil stabilization (seeding, mulching, or paving)

  • Inspections for code compliance

  • Approval to begin building construction

Permits

Site work must comply with regulations:

  • Grading and excavation permits

  • Stormwater and erosion control approvals

  • Utility coordination with local providers

  • Environmental and zoning compliance

Work usually cannot start without these approvals.

Earthwork (Cut and Fill)

This shapes the land to match the design:

  • Cut: Removing soil from high areas

  • Fill: Adding and compacting soil in low areas

  • Rough grading: Establishes general elevations

  • Fine grading: Creates precise slopes and surfaces

Proper compaction is critical for stability.

Drainage and Stormwater Management

To control water flow:

  • Installation of storm drains, basins, and culverts

  • Shaping slopes for runoff

  • Temporary or permanent retention systems

Good drainage protects structures and nearby land.

Erosion Control and Environmental Protection

Throughout site work:

  • Silt fencing, sediment traps, or stabilization mats

  • Dust control measures

  • Protection of wetlands or buffer zones

Some controls remain until the site is fully stabilized.

I’m truly grateful to Dave for helping complete a cleanup project on my property. He was extremely helpful, took the time to talk me through the process, and made everything feel straightforward and manageable. His professionalism and care stood out, and I couldn’t be happier with the results. I highly recommend J316 to anyone looking for reliable and thorough service.
